REENGINEERING YOUR ORGANIZATION

If YOU are one of the many individuals, nonprofit organizations or church ministries which is involved in, or contemplating perusing a more proactive role in housing and community development as a means of outreach, consider the following:

FEATURES OF A PREMIERE NONPROFIT HOUSING AND COMMUNITY DEVELOPMENT ENTITY

• Eligibility to receive loans and grants from the Federal government and private foundations for producing affordable housing and related programs for a number of eligible individuals and families

• Eligibility to receive and disperse federal funds for rehabilitation or the construction of new residential properties to serve eligible first time home buyers

• The ability to own, control, manage and sell residential and other properties

• Eligibility to receive Federal funds for operating expenses to include salaries, wages and other employee compensation and benefits

• Eligibility to create Benevolent Loan Funds, Community Development Credit Unions, Community Land Trusts and Banks

• Eligibility to receive, pursuant to statute, at least 15% of housing development funding allocated to a special local political jurisdiction

• Eligibility to receive, based on performance, recaptured federal funds and other political jurisdictions which fail to commit their set-aside requirements

• Eligibility to charge developer fees in connection with work as a developer

• Eligibility to hold lease hold interest in a property

• The ability to form partnerships and sell services to other non-profit organizations

• Eligibility to receive free technical assistance including planning and organizing assistance

• Ability to hire staff as well as consultants

• The ability to direct large sums of funds earmarked for technical and professional fees

• The capacity to facilitate opportunities for women in the Home Building Profession

• Ability to act as a tax shelter medium for private contributors of funds, gifts, and or other products as

recognized by the IRS
